Windows That Heat?

Now THIS is something new and innovative!

Who would have even imagined the possibility? I can't believe they would be cheap to operate though. You would think they would have to be on constantly and the minute they were off it would instantly get cold. Its clear that they would make a remarkable difference in a room or whole house. I wonder how much less you would have to run the furnace?

A Denver company, Radiant Glass Industries LLC (RGI), has introduced an innovative product: Power*e™ Windows with built-in, low voltage radiant heating. RGI adapted common technology used to keep freezer glass in grocery stores from frosting to produce a new window option that solves many of the problems associated with traditional windows.

Windows are the source of the greatest heat loss in most buildings, as much as 50%. They provide about the same insulation value as a sheet of newspaper (R-1) for each glass pane and/or air gap in the window. Radiant heat windows solve that problem by turning the window itself into a room heater. The inner glass in a two pane system is heated to a preset temperature. The outer pane may be 30° F while the inner pane is 100° F. The inner pane will feel warm (a maximum of 115° F) but not hot. Ordinary electric heater controls are used set the inner temperature.

RGI claims their radiant heat windows are the most efficient electrical heating units on the market. The heat provided by radiant windows may sufficient to provide total room heating. Radiant windows can make a room feel more comfortable at lower temperatures than forced air heating requiring less energy use.

Radiant heating windows are like ordinary dual pane windows in most ways except that they have low voltage (50V DC) heating built-in. Glass windows radiate heat in a manner similar to light. Warmth is transmitted through the air to the surfaces in its path. The objects in the room act as a heat reservoir retaining warmth and re-radiating it to occupants and other room surfaces.

Radiant heat is common. We use steam, hot water and electric heating elements in radiators, baseboard units and in floor piping. The advantage of using windows as a radiant heat source is the greater room area windows radiates to. Since the radiant area is greater the heat source can be cooler to produce the same comfort level with radiant heat windows compared to baseboard or radiator systems.

This also allow the use of low voltage DC power making it possible to heat directly from solar PV or wind/water generators. Windows heated with 120V AC are available from other companies. The use of low voltage makes this product safer, less expensive, more reliable and more efficient.

The manufacturer claims:

Power*e™ Glass windows:
* stop building heat loss through window glass
* improve comfort by increasing the radiant heat in the interior space
* use comparable or less power than other conventional heating systems
* reduce the size and need for other heating systems
* enable lower room temperatures by increasing the radiant heat in the interior
* eliminate condensation and fogging on windows
* insulate the interior space against outside heat during warmer months
This technology does open new possibilities for the use of glass and this new heating source in building. Radiant heat windows can be installed in new construction or retrofitted into existing buildings. These windows heat quickly enabling zoned heating and can be used in interior walls, architectural features, art work, cabinets and other places glass and heating appliances have not been used before. It may also provide an easy solution to problem heating areas.
Power*e™ Glass windows are custom made and cost about twice as much as conventional windows. They look like ordinary windows. No heating elements are visible and wires hidden in the frame. Windows come in clear, tinted, patterned, opaque or other glass. Standard frames are used and can be made of wood, vinyl, fiberglass, metal or other materials. These windows are available from Accent Windows.
Testing at Kansas State University concluded that:
* Buildings and building perimeters will be more thermally comfortable with Power*e™ Glass windows than with other conventional heating systems.
* Compared to other systems, these windows did not significantly increase energy consumption and in fact may significantly reduce energy consumption.
* The insulating and heating effects of the windows thermal barrier combine to make these windows 100% efficient.
* Theses windows stops 100% of conventional building heat loss through the heated windows.
* Substantially all of the radiant energy heats the interior space - regardless of the outside temperature.
* The need for other heating systems is reduced or eliminated.

Hot Deals at Auctions!

Can you get a good deal at an auction???

Depends. Take a look at this sample of the results from last Saturday's auction.

It seemed like the results were mixed. Looks like on average the auction buyers got their properties for about 20-30% lower than the asking prices. I didn't run the true comps, so you can just assume that those numbers are probably a little higher, considering that these are all bank owned properties and their condition was probably questionable:

This is SOOOO Typical...

I met this nice couple today at the auction. They were only there to witness it and not to buy. The lady told me that they had sold a house about 3 or 4 years ago and they had been renting since. She was definitely considering buying something soon, but she told me that "I don't want to buy a home that is going to go down in value after I buy it." Now what does that tell you about the mood and the logic out there for buyers?

I've said this before and I'll say it again. Nobody is going to be able to time the real estate market anymore than you can time the stock market. We will know when the bottom is...about a year after the fact. Its no different than predicting a recession. Recessions can only be tracked in hindsight-after the fact. Once its been reported it could very well be over.

So historically how many times has real estate gone down in value? Why would you even question that if you bought now that a home would continue to go down in value? The time to ask that question was in 2005 at the peak, but not enough people did. Its human nature but that is FEAR talking. The BEST time to buy is when everyone is selling right? The best time to sell is when things are rosy! The very BEST time to buy stocks was right after the market had crashed in 2001. But most people stayed away because they witnessed the bloodbath and there was fear that it would get worse, but it didn't. YOu could have made a small fortune if you had jumped back into it by mid 2002.

I"m predicting that our little real estate crash that has everyone scared OVER and we are at the BOTTOM now. But I won't be able to confirm that until next year...

Wow What an Auction!


Well that was quite an experience. Not only had I not been to an for real estate, but I had never been to an auction in person period! I mean, its not like I'm bidding on Picaso's in my spare time.

Its really interesting how it played out. You start out with standing room only, then people thin out over time. There were probably 400 people in the room. There were some homes that only had a couple bidders, but then others that had at least 10 to start out with. You have about 100 homes, and maybe a dozen of them are sold before the auction even begins. But then they start out with the cheap homes...I'm talking homes being auctioned off for 29,000. No kidding. That's not necessarily a deal either, depending upon what it needs to be fixed up. There are a lot of trashed homes out there, and believe it or not there are homes for under 50K in Denver. So as things progress the bids end up topping 100K, then 200K, then the last couple expensive homes went for maybe 475K. I wrote down what they all sold for, and I have yet to check and see just how good of a deal they were bought at.

These are the properties that were in the auction today.

So this is the live video I took of my property at 25205 E. Park Crescent Drive. It was originally listed for 412K, and at auction time it was 350K. We had two competing offers for it a week ago, then the high bidder bailed out 3 days before the auction, so I was forced to go to see what this house would ultimately go for on the open bidding. It finally went for 287,500. Honestly, it probably needs 12K in improvements in landscaping, appliances, and some doors. Then you are done. Someone is going to make some money on this house. It was bought by an investor that is going to fix and flip it. Not for the faint of heart, but for this deal its pretty low risk as long as its done right.

Want to Feel Insignificant and Poor?




Denver Real Estate Statistics for Multi Million Dollar Homes Sales in the Denver Metro Area are more consistent than people realize. Check out the data below. Practically every 3 days a house closes for OVER 2 MILLION DOLLARS!

The below Denver homes sales statistics were gathered from the Denver Metrolist or MLS. The were all homes and or Condo townhouse that were listed and sold within the last five quarters. Under Contracts were used for second quarter projections in 2008.

You can see that metro Denver market conditions in high-end range of homes is hanging at the 2.8M +- price tag. There was a slight dip in the forth quarter of 2007 to 2.45M, however, current under contracts show a list price of 2.9M . Also, you will note the condo sales in the first quarter of 2008 are hanging at 2.8M.

The total number of multi-million dollar total real estate transactions rises and falls per quarter and is expected as seasonal trend. The number of total transactions including homes and condos is UP for the first quarter of 2008. Using the under contract properties for 2008 of 17 units already, seems to be in line to match last year's second quarter total amount of 56.
