Zillow.com

Just wanted to address this phenomenon called Zillow that everyone thinks is so cool. It is simply a weak attempt to pass for an appraisal. It gives you recent sales in any neighborhood that are accurate, yes. But were those sales within the past 6 months only? Even the same type of home as the subject (ranch vs. two story)? Even close to the square footage to be meaningful? Have a finished basement like the subject? Have a walkout like the subject? Have a view like the subject? Have slab granite like the subject? Have a huge deck like the subject? Have the same beds/baths? Have air conditioning like the subject? Have new windows like the subject? All of those things take adjustments, that a certified Appraiser would have to make, and Zillow falls way way short in that subject. Its pretty sad that anyone could buy into any values that are on that site...but people believe what they read, plain and simple. If you want to get a true professional opinion, then you have to ask a professional...a Realtor can get it done and it won't cost you a dime. www.ColoradoDreamHomes.net!
